The new Occitanie business district.
People will come here not only to work, but also to stroll, shop, dine, exercise, and enrich themselves culturally.
Indeed, we have chosen to make this place a cultural jewel, hosting regular, participatory, and one-of-a-kind events.

With Dunes, Loci Anima envisions more than just a business district: it is a landscape-shaped morphology where city, nature, and economic activity merge into a cohesive and evolving whole. Located in the heart of Occitanie, the project outlines a new metropolitan hub, combining attractiveness, resilience, and quality of life.
The architecture draws inspiration from natural landforms: the buildings undulate like dunes of stone and glass, connected by a continuous green framework, soft pathways, active plazas, and shaded patios. Here, the mineral engages in dialogue with the living—green roofs, breathable façades, and bio-based materials come together harmoniously.
Dunes hosts offices, shops, services, cultural venues, and co-working spaces in a logic of both functional and temporal mix. The area remains vibrant throughout the day and evening, open and inhabited. Soft mobility is encouraged, as are synergies between public stakeholders, businesses, and citizens.
With Dunes, Loci Anima introduces a new kind of economic territory, rooted in its climate, its time, and its land.
